Project Management

Contour/Detail Surveys

A Contour or Detail survey, otherwise known as a topographic survey, must be carried out before any design for a new residential property construction or renovation is undertaken. Topographic plans show buildings and other structures, spot levels and contours to Australian Height Datum, location of trees, driveways, fences and retaining walls, drainage, sewer and other services including invert levels, kerb heights, floor and ridge heights, fire hydrants, any other visible features on the site as well as the location of adjoining buildings. When conducting and preparing this type of survey we will consult closely with our clients to provide anything else they may require including, but not limited to, other relevant features and information on adjoining blocks or streetscape elevations. We aim to go above and beyond the standard requirements and ensure our clients have everything they need. Our plans will include all necessary information to meet council requirements and will be provided electronically in both CAD and PDF files for submission to council and for use by your designer/architect.

Level and/or Height AHD Surveys

Level and/or Height AHD Surveys are focused on the topographical levels and identifying the cross fall and slope of an area of land. This is helpful for design of subdivisions (drainage, sewerage and road) and for Development applications on vacant lots of land. Level and/or Height AHD Surveys are related to the Australia Height Datum (AHD) as required by council.

Boundary Definition and Peg Out Surveys

All boundary surveys must be completed by a Registered Surveyor. Types of surveys that may require boundary definition include boundary marking for fencing purposes, construction structures within proximity of the boundary, Mean High Water Mark for the current position of this variable boundary, identification surveys for the sale and transfer of property, subdivision surveys, lease plans, and easement surveys. We will obtain copies of original plans from Land & Property Information, undertake the relevant survey work on site, conduct relevant office calculations and provide clear boundary markings on site along with a plan showing the nature of the marks and their offset distance from relevant land features.

Identification Surveys

Identification surveys are often required to be included in a contract for sale of land so as to determine the position of buildings on the property. These surveys are carried out by a Registered Surveyor and show the position of buildings in relation to boundaries, easements, structures on adjoining properties, as well as providing details of any boundary encroachments. Our clients will be provided with a written report and sketch plan of their residential property in Newcastle, Wollongong or wherever the property may be located.

Redefinition Surveys

Redefinition surveys confirm the dimensions of a property and provide a check of the position of existing pegs and replacement of any missing pegs. These types of surveys should accompany primary applications and strata subdivisions, easement creation and applications to council and Land & Property Information NSW.

Flood Surveys

Homes and developments that reside in flood zones will require a flood survey before any new development is undertaken. Again, this is where it is important to use a Survey company that knows local law. Flood surveys are required to be carried out much like a detail survey, locating buildings, driveways, retaining walls, drainage, sewer, kerb heights, floor levels and other features on site. However, flood surveys will also precisely identify the flow of water over the site. Flood Surveys are related to Australian Height Datum (AHD) and reference is made to the flood level in both a 1 in 50 and 1 in 100 year flood, as set by council.

Shadow Diagram Surveys

Increasingly, overshadowing effects all developments. Councils are requiring shadow diagrams to be prepared for more and more applications. When conducting a survey of this nature, it is our policy to prepare diagrams that show the existing overshadowing situation, as well as diagrams that demonstrate any additional overshadowing which will occur as a result of the development. Development Applications. Project Management

We are more than equipped and prepared to provide our clients with a wide range of project management services. We will provide a team dedicated to your project to ensure its smooth running. Our staff will plan, organise and control the project both efficiently and in a cost effective manner. Our services in this area include initial consultation and planning with local councils, submission of development applications, construction certificates and compliance certificate applications, initiation of negotiations with contractors, supervision of the all construction, lodgement of documentation with relevant government departments and regular and honest reporting on the status of the project.

Torrens Title Subdivision

Torrens Title subdivisions are the most common form of land subdivision and involve the division of large parcels of land into smaller lots. Our surveyors will prepare the plan of subdivision ready for lodgement at the relevant state authority, namely Land & Property Information, NSW and Department of Justice and Community Safety, Office of Regulatory Services, ACT in order to obtain a new certificate of title. At Geosurv, we can not only provide the surveying services for a Torrens title subdivision but we can also manage the project all the way through to certification.

Strata Title Subdivision

A Strata Title subdivision defines the space for each lot in a building and can be used for residential unit blocks, villas, townhouses, commercial offices, industrial compounds and retirement villages. The lot will include living space, balconies, garages, car spaces, laundries and courtyards. All common property such as gardens, driveways and stairwells is owned by the owner’s corporation which includes all lot owners. We can provide project management services for Strata subdivision from survey through to certification.

Stratum Subdivision

A Stratum subdivision is used to create lots where vertical subdivision does not meet the requirements of the owner and the lots are required to be limited in height and/or depth. Examples of stratum subdivisions include subdivision of buildings for separate use or ownership, underground car parks for multi building complexes, underground railway stations and tunnels and areas above a road for access between various buildings. We can also provide project management services for Strata subdivision from survey through to certification.

Community Title Subdivision

Community Title Subdivisions are used for housing, leisure and retail facilities and other community uses. Community title ensures that land is set aside for community use while providing secure title to the ownership of the community property.
