Detailed information in relation to the services offered by Geosurv is set out below
PCA and Lease Area Surveys
These surveys are carried out using the methods of measurements set out in the Property Council of Australia Guidelines and include Gross Lettable Area (GLA) and Net Lettable Area (NLA), depending on the client’s needs. A lease area survey will be required so as to negotiate a rental rate. Some long term leases may also require the preparation of a subdivision plan for lease purposes.
Marketing Drawings
Whether the property market is in a boom or in a lull, it is always an extremely competitive market. In any market, the need for a competitive advantage is vital for getting ahead and real estate agents are looking for ways to provide their current and potential clients with that extra service. Marketing drawings are a workable way to obtain that edge and will certainly create a point of difference within this cutthroat market.
Marketing drawings show the client what the premises looks like without necessarily having to visit the site. They explain the specific site attributes, for example, amenity positions, roller door heights, directional aspect etc. Marketing drawings can be used by clients to re-design office layouts, warehouse storage locations or design retail shop layouts. These can be passed on to the client in either hard copy or as a PDF or CAD file.
Calculation of Floor Space Ratio
At Geosurv Pty Ltd, we can assist with calculations of floor space ratios (FSR). An FSR is the ratio between the total gross floor area/s of building/s and the area of the land that the building is built on and is used at the planning stage of a development. FSRs differ between residential and commercial buildings and are zoned differently by various councils.
Floor Plans for Real Estate
The real estate market is always a competitive one. Any edge that can be gained should be used to its full advantage. Providing prospective buyers with a floor plan of properties will provide a number of benefits. It will assist the buyer to remember the property and allow them to have a visual aid so as to envisage possible renovations. It will also add value to the service provided by agents as part of the sale.
